Commercial real estate in Gwinnett County runs on income, leases, and local knowledge. I represent owners, investors, business operators, and developers on retail, shopping centers, office, industrial, and land across Duluth, Lawrenceville, Norcross, Suwanee, Lilburn, Snellville, and Metro Atlanta — in English and Vietnamese. My office is in Duluth: 2131 Pleasant Hill Rd #109, Duluth, GA 30096. You can reach me at 678-707-2498.

The short answer

A good commercial broker does three things: prices the property from its income and leases, not from asking-price guesses; prepares the documents buyers and lenders will test in due diligence; and matches the property to the buyer pool that will value its income most. My record across commercial, luxury, investment, and development work is 318 closed sales and $281.2M in career volume, with the CCIM designation earned in 2024.

Start with the analysis: Cap Rate and NOI · Lease vs Buy · Selling a Shopping Center in Gwinnett County · Why work with a CCIM?

1. What does a commercial real estate broker in Gwinnett County do?

A commercial broker represents buyers, sellers, landlords and tenants on income and business property: retail and shopping centers, office, industrial and land. The work is analysis first — net operating income, cap rate, lease structure and comparable sales — then marketing or site selection, negotiation, and due diligence through closing. In Gwinnett that means knowing the Duluth, Lawrenceville, Norcross, Suwanee, Lilburn and Snellville submarkets street by street, not just county-wide averages.

2. How is a commercial property in Gwinnett valued?

Primarily by the income approach: Value = Net Operating Income divided by Capitalization Rate. NOI is annual rental and other operating income minus operating expenses the owner pays — taxes, insurance, common-area maintenance, management and repairs. NOI does not subtract mortgage payments or income taxes. Buyers cross-check the income value against comparable sales and, for value-add property, against repositioning cost. Clean rent rolls, leases and operating statements are what make the number defensible.

3. I own a business and want to buy my own building. Where do I start?

Start with lease-vs-buy math on your real numbers: what you pay in rent today, what ownership would cost after debt service, taxes, insurance and maintenance, and how long you plan to stay. Many Gwinnett business owners — including many Vietnamese owners — follow the same path: lease first, buy the building, then become a landlord to neighboring tenants. A broker who works both sides can run that comparison before you tour anything.

4. What should I prepare before buying or selling a commercial property?

Buyers: your buy box (property type, size, budget, timeline), proof of funds or lender pre-approval, and any 1031 exchange deadline in writing. Sellers: a current rent roll, all leases and amendments, two to three years of operating statements, tax bills, insurance, survey and site plan if you have them, and loan information. Missing documents are normal — building the file cleanly is part of the preparation work, and it is where value is protected.

5. Why work with a CCIM in Gwinnett County?

CCIM is the Certified Commercial Investment Member designation, earned in 2024 by Dewey Luong. The training is the work a commercial deal runs on: investment analysis including NOI, cap rate and cash-flow modeling, market analysis, and transaction decision-making. When a lender or a buyer's underwriter questions the income, the answer has to be analysis, not adjectives.

6. Do you work with Vietnamese-speaking commercial clients in Gwinnett?

Yes. Dewey Luong works in English and Vietnamese across the full commercial path: first lease, building purchase, investment property, and development. Contracts, numbers and deadlines are explained in Vietnamese before anything is signed, so family and partners deciding together all work from the same facts.
