Buying Commercial Property in Atlanta and Gwinnett: A Guide for Vietnamese Investors
Investing in commercial property is a numbers decision, made in your language. By Túy “Dewey” Luong, CCIM — Founding Broker, SERHANT. Atlanta · 318 closed sales / $281.2M career volume · 678-707-2498 · English and Vietnamese

Most Vietnamese investors I meet in Gwinnett did not start with commercial property. They built a business first — a restaurant, a salon, a market, a professional practice — and then the building started to look like the next business decision. It is. Here is how I run that decision with my clients.
Step 1: Write the buy box before you tour anything
- Property type: retail center, single-tenant building, office, industrial, or mixed-use.
- Geography: the submarkets you actually know — Duluth, Norcross, Suwanee, Lawrenceville, Johns Creek, Doraville, and the Buford Highway and Pleasant Hill corridors are where many of my clients start.
- Money: total price range, cash you can put down, and the return the deal has to clear.
- Risk: stabilized income only, or are you willing to lease up vacancy yourself?
A deal outside the box gets a fast no. That discipline is what protects your time and your cash.
Step 2: Underwrite on verified income, not the flyer
Two numbers decide most deals. Cap rate prices the building: net operating income divided by price. DSCR tests the loan: NOI divided by annual debt service. Run both on rent that is actually collected, with real expenses — management, insurance, taxes, reserves. Paper rent makes weak buildings look strong.
Step 3: Know the Georgia specifics
- Due diligence: Georgia commercial deals are buyer-beware. Your inspection period is where leases, surveys, zoning, and environmental questions get answered — or not at all.
- 1031 exchange: if you are selling one investment property to buy another, the exchange and its deadlines must be set up with a qualified intermediary before the first sale closes.
- Owner-user option: if your own business will occupy the building, also run the lease-vs-buy test — buying your own building is a different calculation from buying a pure investment.

Frequently asked questions
- How can a Vietnamese investor buy commercial property in Atlanta or Gwinnett?
- Start with a clear buy box: property type, price range, cash available, and target return. Then underwrite every deal on verified income — cap rate on real NOI, and DSCR against the actual loan. Work with a broker who can run the analysis in English and Vietnamese and who knows the Gwinnett and Metro Atlanta submarkets street by street.
- What is a buy box in commercial real estate?
- A buy box is the short list of rules a deal has to meet before you spend time on it: property type (retail, office, industrial, mixed-use), location, price and cash range, minimum cap rate, lease terms you will accept, and how much work you are willing to take on. Deals outside the box get a fast no, which saves months.
- How much cash do I need to buy commercial property in Georgia?
- It depends on the property, the lender, and the lease. Many commercial purchases require a larger down payment than a house — often 25% to 35% or more — plus closing costs and reserves. The exact number is set loan by loan; run DSCR with your lender before you write an offer.
- Can I do a 1031 exchange into a Gwinnett commercial property?
- 1031 exchanges have strict identification and closing deadlines and must be handled by a qualified intermediary from the start. If you are selling one investment property and buying another, raise the exchange before the first sale closes — after closing it is too late to set up.
- Do you work with investors in Vietnamese?
- Yes. The full process — buy box, tours, analysis, offers, and closing — can be handled in Vietnamese or English. Call 678-707-2498.
